Erie, Colorado additions, basements and remodels — planned per parcel.
Erie is a northern extended service area for Abricos LLC. We take on selected Erie projects — home additions, basement finishing, decks and outdoor living, and larger multi-room or whole-home remodels — where the scope and schedule support travel from our Littleton base. Whether a specific Erie project fits is discussed openly in the first conversation rather than promised.
Two counties, one town: what that means in Erie
Erie is unusual among Front Range towns in that the municipal boundary crosses the Boulder and Weld county line, and the town has grown mainly through large planned subdivisions around a much older original town core. That combination means two Erie houses a few minutes apart can differ in construction era, utility service, county of record and the covenants attached to the lot. Nothing about scope is assumed from the address; the parcel record and the house itself set the starting point.
Erie project types we consider
Basement finishing in newer subdivisions
Much of Erie's housing is recent construction with unfinished lower levels — egress bedrooms, bathrooms and multi-use space planned around the existing mechanical layout.
Home additions
Room and primary-suite additions where the roofline, envelope and lot coverage allowances all have to work together.
Decks and covered outdoor living
Decks and covered outdoor rooms framed for snow load and detailed for the wind exposure typical of open ground north of the metro.
Larger remodels in the older town core
Multi-room and whole-home scopes on Erie's older housing, where existing framing and mechanical conditions are examined before scope is written.
What we check before scoping an Erie project
Which county the parcel sits in
Erie spans Boulder and Weld counties, and county of record can affect records research, utility service and how some approvals are handled. Boulder County Building Safety.
Town review versus county review
Residential building review for addresses inside town limits is administered by the Town of Erie; nearby unincorporated parcels are not. Which applies is confirmed from the parcel rather than the mailing address.
Metro districts and HOA covenants
Erie's planned communities commonly sit inside metropolitan districts and carry architectural review covenants. Approval for exterior changes may be required in addition to a building permit.
Open exposure and drainage
Much of Erie is open ground with little wind shelter, and newer subdivisions are graded to engineered drainage patterns. Additions, decks and outdoor structures are planned so runoff still moves away from foundations.
Site-specific setbacks
Some Erie parcels are near oil and gas facilities or platted easements that carry their own setback and access considerations. These are checked for the specific property before a footprint is settled.
Open-ground exposure north of the metro
Erie sits on open Front Range ground where wind, hail and intense sun are the conditions exterior work has to survive, with snow load on anything roofed. Deck framing and fastening, covered-structure connections, roofing selection and window specification are chosen for that exposure rather than defaulted to a catalog standard.
How an Erie project moves from scope to submittal
Erie projects follow the same sequence as our metro work: parcel and jurisdiction confirmed, existing conditions examined, written scope and preliminary budget band prepared, then stamped documents coordinated with appropriately licensed design professionals where the scope requires them. Requirements differ by jurisdiction and by property, so applicable codes, setbacks and submittal requirements are confirmed for your address rather than quoted from a general rule.
Metro-district or HOA architectural approval, where a community requires it, is a separate process from municipal permitting and is planned into the schedule as its own step.
Working in Erie from a Littleton base
An Erie project starts with a phone conversation about scope, address and timing. If it looks like a fit, we schedule a site visit, confirm the county and reviewing authority from the parcel, and prepare a written scope with a preliminary budget band. There is no Abricos LLC office in Erie — travel, site visits and inspection windows are planned into the schedule, and specialty trades are coordinated within the project.
Coordination with appropriately licensed trade and design professionals may be required depending on scope. Actual availability, scope, and permitting depend on the specific property and jurisdiction.

Who reviews building work in Erie
Erie spans Boulder and Weld counties, and residential building review depends on whether the parcel is inside town limits or in unincorporated county. Neither authority represents a local Abricos LLC presence — permit coordination is handled as part of scope from our Littleton base, and the applicable authority is confirmed before scope is finalized.
Permit issuance and code approval are decisions of the reviewing authority, not guarantees we can make on their behalf. Timelines are factored into the schedule once the applicable process is confirmed.
